Positioned between a recent condominium development and the historic Eaton’s Warehouse, the site integrates the heritage W.J. Guest Fish Company Warehouse (1905–1910). Due to the site’s depth, there was an opportunity to provide the heritage building with considerable breathing room, allowing it to stand alone, exposing all four sides to operate as a 360 degree building. A new 7-storey building wraps around the brick structure, exposing all sides of the original building as an homage to its original free-standing form. The design maximizes density while creating public plazas and porous ground-level views to the Red River. With 207 residential units, commercial space at grade, and tenant amenities, the project balances old and new to foster community and city-building.
